LandLords information

Our aim at Alexander Allison’s is to prioritize transparency, honesty, and personalized service. The fees we quote are the only costs you will need to pay—no hidden charges, no surprises. Unlike some other agents, we do not add a percentage to contractors' invoices to keep for ourselves, as your monthly management fee covers all of our services. We believe in open communication and keeping you fully informed every step of the way.

 Fully managed service

 

  • Comprehensive Property Appraisals with Photos: We provide full appraisals of your property, including high-quality photographs to showcase its best features.

  • Online Property Marketing: We list your property on various web portals to reach a wide audience of potential tenants.

  • Accompanied Property Viewings: We conduct accompanied viewings, providing potential tenants with guided tours and also giving us the opportunity to meet viewers in person and be able to discuss their requirements.

  • Qualifying potential tenants: To include Referencing, ID and Right to Rent checks.

  • Move in: To prepare move in documentation: Including Tenancy Agreement, all deposit information, Standing order for rental payments, compliance documents

  • Deposit Handling with the Deposit Protection Service (DPS): We collect and remit tenant deposits into the DPS, ensuring compliance with all legal requirements.

  • Prepare inventory: A fully detailed written inventory together with a video and photographs of the property. To record meter readings and make the utilities aware of the readings and date of move in {to include electric, gas, water and the council tax department. To meet with the new tenants at the property on the arranged start date of the new tenancy.

  • Pre-Tenancy Invoice Deductions: We handle any pre-tenancy invoices, deducting the necessary amounts before the tenancy begins.

  • Monthly Rent Collection and Electronic Transfer: We collect the monthly rent from tenants and transfer the balance to the landlord's account via internet banking, ensuring timely and accurate payments

  • Property Maintenance. A complete maintenance service giving our landlords peace of mind. To include a Gas safety check/service, an electrical EICR Certificate and an EPC when required. This would be at an extra cost to a landlord. Any maintenance quotes would be discussed with the landlord in detail prior to any works being carried out.

  • Please be aware that there is no added interest added to our contractors invoices that we as an agent would keep for ourselves. Property Inspections: To carry out an initial inspection at the property after the first three months of the tenancy and thereafter every five months to ensure that the property is well-maintained and any issues are promptly addressed

  • Serving Correct Notices for Property Possession:

  • Late Payment Management and Landlord Advising: In the event of late rent payments, we manage the situation and provide advice to landlords on the best course of action.

  • Move out: To carry out a move out inspection and liaise with our landlord once a tenant has vacated a property. To deal with any move out issues inline with the Deposit Protection Service (DPS) guide lines. To record meter readings and inform the utility companies with readings and the move out date, to include the Gas, Electric, Water and the council tax department.

  • Vacant Property Management Between Tenancies: We do not abandon our landlords or their rental properties whilst they are vacant and will carry out a weekly visit to check the property is in order.

 

Landlord fees for Letting a Property are £350.00 plus VAT if the property is fully managed.

There is also a monthly fee of 9% plus VAT from the rental income.
